What we actually see in Neutral Bay

Neutral Bay is predominantly apartment and strata living, concentrated along the Military Road spine and the blocks running down toward the harbour, with older terraces and semis on the back streets. Most jobs we do here are inside a single lot — a sub-board, a circuit, a power point — but the boundary between that and common property is where the confusion starts.

A lot of the older 1920s–60s blocks still have shared meter rooms with ageing fuse arrangements, and owners are often genuinely unsure whether a fault is theirs to fix or the owners corporation's. The rule is simple even if the situation isn't: the sub-board inside your apartment and everything past it is yours; the meter room and the mains feeding it belong to the owners corporation.

Denser apartment living also raises a newer issue: charging e-bikes and scooters safely. Fire & Rescue NSW responded to its 100th lithium-ion battery fire of 2025 on 28 November, and crews are now attending roughly six of these fires a week across Sydney. Charging overnight unattended in a shared corridor or car space is exactly the kind of situation that turns into a real risk.

Neutral Bay questions

Who pays for repairs to the fuse box in our Neutral Bay unit — us or strata?

The sub-board and circuits inside your lot are your responsibility as the owner. The meter room and the mains supply feeding your meter are the owners corporation's. If you're not sure which side a fault is on, we can check and tell you plainly before anyone calls strata.

Is it safe to charge my e-bike or scooter in my Neutral Bay apartment?

It can be, with some basic precautions: don't charge overnight unattended, don't charge in a corridor or near an exit, use the charger that came with the battery rather than a generic one, and make sure the circuit is protected by a working safety switch. If you're charging regularly, a dedicated outlet on its own circuit is a worthwhile upgrade.

Can strata stop me installing an EV charger in Neutral Bay?

Not easily. EV charging counts as sustainability infrastructure under NSW strata law, which means only a simple-majority vote is needed and refusals on looks alone have been banned since 1 July 2025. Expect $2,500–$6,000 for a strata install as a guide, not a quote.

Why does my safety switch keep tripping with nothing plugged in?

Usually a fault on the fixed wiring or an appliance that's still drawing current even when it's switched off at the wall — old fridges, pool pumps and hot water systems are common culprits. We isolate circuits one at a time to find it rather than guessing.
